I've been a building surveyor in West Yorkshire for over 15 years. And in that time, I've spoken to many buyers who've had surveys done — by other firms — that didn't give them anything like the information they needed. Choosing the right surveyor matters enormously. Here's an honest guide from someone who's on both sides of this decision.
1. Make Sure They're RICS Regulated
This is non-negotiable. The Royal Institution of Chartered Surveyors (RICS) is the UK's gold standard for property professionals. RICS regulation means your surveyor has met rigorous professional standards, carries professional indemnity insurance, and is subject to a code of conduct. If things go wrong, you have access to RICS's independent dispute resolution process.
You can verify whether a surveyor is RICS regulated by searching the RICS "Find a Surveyor" directory at rics.org. Do this before you instruct anyone.
Be wary of firms that simply describe themselves as "chartered surveyors" or "building surveyors" without being able to demonstrate RICS membership. These terms are not legally protected, and firms can use them without being regulated.
2. Look for Genuine Local Knowledge
Surveying a property in Bradford is not the same as surveying a property in Woking or Watford. West Yorkshire has its own property types, construction methods, local materials, and common defect patterns. A surveyor who genuinely knows the area will produce a more insightful, more useful report than one parachuted in from another part of the country.
Ask the surveyor directly: "Have you surveyed properties in this area? Are you familiar with the local property types?" A good local surveyor should be able to answer these questions with specific, knowledgeable answers — not generic reassurances.
3. Will They Speak to You Personally?
Some surveying firms — particularly larger national firms and those operating primarily online — operate essentially as report factories. The surveyor inspects the property, writes the report, and emails it to you. End of service.
This isn't good enough. A survey is a complex professional document. Most clients — even those who've bought property before — have questions after reading it. A surveyor who is available to speak to you, answer your questions, and help you understand the implications of the findings is providing a far more valuable service.

Red Flags to Watch For
Here are some warning signs that a surveying firm may not be the right choice:
- Suspiciously low prices. Good surveys take time. If a firm is offering a Level 3 Building Survey for £200, something's wrong.
- Connections to the estate agent. Your surveyor should be entirely independent of the selling agent. Ask if they have any referral arrangement with the agent.
- Reluctance to discuss the property before inspection. A good surveyor should be willing to have an initial conversation about the property and give you preliminary advice about which survey type is most appropriate.
- Very quick turnaround promises. A thorough Level 3 Building Survey cannot be produced in a few hours. If a firm is promising same-day turnaround, it's not being realistic about the time needed to do the job properly.
