RICS Condition Report
The RICS Level 1 Condition Report is the most straightforward of the RICS surveys. It uses a traffic-light colour coding system to give an overview of the condition of different elements of the property. It doesn't include a market valuation and is aimed at straightforward, modern properties in good condition.
If you're buying a new build or a modern property (generally built after 1970) that is in good condition, the Level 1 Condition Report may be sufficient. However, for most properties in the Bradford and Shipley area — which tend to be older Victorian or Edwardian stock — we would typically recommend at least a Level 2 Homebuyer Survey.

RICS Level 2 Homebuyer Survey
The RICS Level 2 Homebuyer Survey (previously known as the HomeBuyer Report) is our most popular survey. It provides a more detailed inspection than a Level 1, using the same clear traffic-light condition rating system, but also includes more detailed descriptions of any defects, their implications, and what action is recommended.
This survey is suitable for conventional properties in reasonable condition — typically post-1900 homes that haven't been significantly altered. For a property in the Bradford and Shipley area built between 1900 and 1970 that appears to be in reasonable condition, this is usually the right choice.
We can also include a market valuation as part of your Level 2 Homebuyer Survey — giving you an independent view on whether the asking price reflects the property's true market value.

RICS Level 3 Building Survey
The RICS Level 3 Building Survey is the most comprehensive survey available. Previously known as the Full Structural Survey or Building Survey, it provides a thorough, detailed inspection of all accessible parts of the property — including its structure, fabric, and overall condition.
Our Level 3 surveys are strongly recommended for older properties (particularly pre-1930), properties that have been significantly extended or altered, larger detached homes, and properties with unusual construction. Given the prevalence of Victorian and Edwardian terraces, stone-built semis, and period properties in Bradford, Shipley and the surrounding areas, this is the survey we recommend most for these property types.
