What is a RICS Level 3 Building Survey?
The Level 3 Building Survey — formerly known as the Full Structural Survey or simply the Building Survey — is the most thorough survey type offered under the RICS framework. It goes significantly beyond the standardised Level 2 format, providing a comprehensive, narrative analysis of the property's condition, defects, and structural integrity.
Unlike the Level 2, which uses a structured traffic-light format, a Level 3 report is written in a narrative style, with detailed descriptions of each element of the property, analysis of any defects found, assessment of their likely cause and significance, specific repair recommendations, and estimated cost ranges for major works.
Who Needs a Level 3 Building Survey?
You should seriously consider a Level 3 Building Survey if:
